BC房主不差钱?没多少人申请这项福利

作为联邦政府在疫情期间的一项保护房主的政策,由联邦政府的住房机构加拿大抵押贷款和住房公司CMHC所提供的贷款延期服务自提交以来,统计显示加拿大已经有12%的房主申请了这项福利政策。CMHC预测到9月,那些申请了延期却依然无法偿还贷款的人将面临贷款拖欠,届时加国房主的拖欠房贷比例将增加到20%。这将是一个非常危险的信号。

然而大温的房地产分析师Steve Saretsky却发现,其中BC申请这项福利政策的房主相对于其他大省来说,比例极低。

BC省申请这项福利政策的比例只有7%,根据统计图表中显示,

加拿大申请贷款延期的房主中比例最高的来自魁省,高达27%;

其次为能源大省阿尔伯塔省,有26%的房主申请了房贷延期;

此外安省也有高达21%的房主申请了延期。

Steve Saretsky指出,BC虽然房屋价格居高不下,但BC省的房屋贷款中具备有效保险(IIF)的比例较少。通常具备IIF的房贷,是那些首付款低于20%的房贷。而在BC省,这一比例为13.2%;相对于其他加拿大房地产大省来说,也属于非常低:

IIF比例最高的是安省,同样房价也相对较高,IIF的比例为34.8%

魁省IIF比例为21.6%

阿尔伯塔省的比例为18.2%

这些统计中,所有的房贷和保险都是根据CMHC的统计而来,不包括所有通过其他私人渠道的贷款。

这一话题引起不少网友热议,有网友称BC的购房者很多人使用了现金,更有网友直指购房者很多人是来自中国,花的是人民币(RMB)

此外,也有网友指出,BC房主申请贷款延期少,是因为近期在BC买房的人很多都不是依靠T4报税表上所体现的收入。而对于此前买房的人来说,虽然他们已经坐拥几百万的房产,但他们的贷款也早已还清。

虽然BC的房地产情况从目前来看,仍然显得相对稳妥,房主们似乎也没有受到太大影响。

但CMHC的统计中仍然传递出预警信号,加拿大家庭的债务在COVID19爆发之前已经位于世界领先,家庭债务与GDP的比率为99%,处于十分危险的境地。

而伴随着GDP的下降,加拿大家庭债务将在2020年第二季度增加到115%,在第三季度将增加到130%。

CMHC预测,到了9月,经济开始一定程度的复苏,那些申请了延期还贷、却依然还不上贷款月供的人,则将会面临违约、贷款拖欠,这将会给社会带来进一步的危机。

CMHC预测,与房产高点时相比,预计加拿大的平均房价将下降9%-18%,一些最终拖欠无力还贷的群体或将面临失去房屋所有权的困难境地。

而至于BC的房主,似乎都还能还的上月供,相对境况要好一些?

疫情严重影响加拿大租房市场!“全线下跌”!

根据最新报告,因疫情影响,多伦多/温哥华/蒙特利尔等城市的租金“全线下跌”,其中多伦多一室租金下跌2.2%,而温哥华一室租金下跌2.3%,蒙特利尔更惨,一室租金下跌5.2%。

总体来说,加拿大今年5月份12个城市月度租金呈上涨趋势,7个城市呈下降趋势,5个城市保持稳定。

“与去年同期相比,超过一半的城市的租金增长率仍保持两位数增长,这表明即使新冠疫情可能对月度价格造成下行压力,加拿大租房市场仍然炙手可热,从长期的角度来看,需求很大。” PadMapper指出。

加拿大租金最贵的前5名城市与上个月相比基本不变,具体如下:

多伦多一室租金仍然是加拿大最贵:$2,200,下跌2.2%;而两室租金为$2,830,下跌4.1%。

温哥华一室租金排名第二:$2,100,下跌2.3%;两室租金加拿大最贵,为$3,000,较上月持平。

排名第三的本拿比一室租金下跌1.1%,为$1,770,两室租金为$2,330,下跌1.7%。

维多利亚排名第四,一室租金较上月持平,为$1,600,两室租金为$2,000,较上月持平。

安省巴里市超过蒙特利尔排名第五,一室租金上涨4.8%,为$1,530,两室租金为$1,640,下跌5.2%。

蒙特利尔排名第六,一室租金下跌5.2%,为$1,470,两室租金为$1,850,下跌2.6%。

本月加拿大租金最便宜的地方依然是纽芬兰的圣约翰,一居室租金为$ 830,两居室租金为$ 890。
