抢offer抢得业主心花怒放 比叫价整整高出100万

最近GTA地区又兴起抢offer热潮,前几天多伦多一套宅子有33名买家抢offer,而在皮尔区的宾顿市,一栋很不起眼且需要整修的两层独立屋,竟然吸引了77名买家!

但这还不是最离谱的。据加拿大《环球邮报》(The Globe and Mail)周三报道,多伦多High Park公园附近Roncesvalles Village社区一栋独立屋原本叫价$1,298,000,由于抢offer的缘故,最后卖了$2,300,000,比叫价高出$100万还转了一个弯!

更令人啧啧称奇的是,一般业主售房之前都会大修特修,为的是卖个好价钱。这位业主与众不同,不仅未动一个指头,而且据说新业主拿到钥匙之后,请一家junk removal 公司从屋内清出大量垃圾,大卡车一连拉了六趟,才把乱七八糟的的东西拉完。

有业内行家说,如果业主勤快一些,稍稍装修一下,那么可能还不止卖这个价,最后可能卖到$250万!但也许业主买房之后睡了都笑醒呢,哪里还去操这个心,只有这些所谓行家们瞎操心罢了!

不过话说回来,这套宅子虽然没有豪宅的气势,其实也不小。售房广告说,占地27.75 x 118英尺,拥有6+1卧室,4个卫生间,以及停两部车的独立车库。

据本网找房团队提供的信息,这套房源在出售前,在51找房上就有12位经纪人曾经推荐过。根据他们的经验,这种情况并不多见。通常情况下,一套房子有2~3个经纪同时推荐,但很少有房子像这个物业,一下子有这么多经纪人同时推荐。

上述情况不仅让一般买家担心,也让一些身为地产经纪的人忧心忡忡。

如地产公司Forest Hill Real Estate Inc.的经纪瓦格曼(Jeffrey Wagman)就向《环球邮报》表示,“告诉你我为什么担心,真正让我担心的是这个$100万元的数字。”

他说,这个价格太惊人了,可能会惊到很多买家,使一些潜在买家望而却步。这也会激起卖家攀高的心理:这么个装满垃圾的房子都卖出这么高的价,那么他们也不会轻易把自己的物业卖贱了。

而另一层担忧则是,大家这么干有可能引发2016年末和2017年初的价格战,大家害怕错过买房时机一窝蜂地涌入市场,结果导致房价飞涨,随后又引来政府的强力干预甚至打压。

他说当经纪的当然希望生意好,但是也不能过于短视,“对我来说,一个好的市场不是这个样子的,应该是相对一致且稳定的市场。如果到了房价疯狂之日,那么就是开始忧虑之时。”

上述物业的卖方经纪是皇家地产(Royal LePage Real Estate Services Ltd.)的沙马(Niraj Sharma),他坦承没有想到这个结果,说这个价格完全出乎意料。

他说当时确实有很多人来看房,一天之内的看客平均150到200人,这是他很少见到的情况。当时把叫价定在不超过$130万,也是考虑到房子的具体条件并不这么优越,更没有做哪怕一点点装修。

他最后总结说,“还是房源紧缺造成的,在眼下多伦多市场,这类独立屋很稀罕。”
