开发商的建设成本主要有以下三大块:土地成本 (Land Cost), 建造安装成本 (Hard Cost)及其他成本 (Soft Cost)。

土地成本 (Land Cost)
根据 2019年秋的MCAP GTA及安省西南地区住宅土地价值市场报告(MCAP GTA & Southwestern Ontario Residential Land Value Market Report, Fall 2019),多伦多市中心核心区的土地成本最高可达$330每平尺。

建造安装成本 (Hard Cost)
根据Altus Group最新出的2020加拿大建造成本指南,在GTA地区,高于60层的公寓建造成本最高可达$350每平尺,如果是高端的豪华公寓,加上premium,建造成本甚至可能高至$550每平尺。

其他成本 (Soft Cost)
开发商的其他成本包括市政府收取的土地开发费、建筑许可证、教育附加费等费用,还包括设计费用、法律、税务、保险、销售和市场营销等所有其他费用。除了连年上涨的建造成本,其他成本也逐年大幅上涨。有专家指出,其他成本目前已为建造成本的75%*, 对于建造成本为$350每平尺的公寓,其他成本可超过$250每平尺。
综上所述,多伦多市中心核心区高于60层的高端公㝢建设成本已逾$1000每平尺。
